Letmark brings rental deal numbers, lease renewals and licence deadlines into one app. It is made for self-employed owners and small operators, and it runs on your own iPhone, iPad and Mac. Use one module or all three, and hide the ones you don't need. DEALS • Enter a property's price, financing, rent and costs, and see monthly cash flow as you type. • Results: cash flow, net operating income, cap rate, cash-on-cash return, gross rent multiplier, debt-service coverage ratio, break-even occupancy and total cash needed. • Loan schedule with an optional interest-only period. • Projection of up to 30 years, as a table and a chart, and a sale analysis at the end of your holding period. • Scenarios of one deal, and up to four deals or scenarios side by side. • A one-page PDF summary to share. • Every result has an info button that shows its formula and the numbers it used. Results are estimates only, not financial advice. LEASES • Import leases from a CSV file, with column mapping and a preview, or enter them by hand. • A timeline of lease end dates: next 30, 60, 90 and 120 days, overdue, and month-to-month. • Act-by dates from each lease's notice period. • Change the rent of many leases at once, by percent, by amount or to market rent. Preview every change before you apply it, and undo it in one step. • A letter for each lease from your own templates, plus one combined PDF for printing. • A renewal pipeline from offer sent to signed or moving out. • Rent roll, upcoming expiries and renewal outcomes as PDF and CSV. Letmark applies the notice periods and rent changes you enter. It contains no legal rules, and its letter templates are generic drafts for you to review. RENEWALS • Record each licence, permit, insurance policy, registration or filing once, with its renewal cycle. • Attach the document that proves it, by scan, photo or file, and keep older versions in its history. • Reminders on the days before the due date that you choose, repeating after the due date until you renew or retire the obligation. • Show Proof: the current certificate full screen, reached from search in two taps. • Optional calendar entries for due dates. • Send a pre-written reminder to the person responsible through Mail or Messages; you review it and tap Send. • An annual cost summary, and a register of every obligation as CSV or PDF. • On devices with Apple Intelligence, an optional suggestion of the expiry date and reference number from a scanned document, which you check before it is saved. Letmark tracks the deadlines you enter. It contains no regulatory requirements. PRIVATE BY DESIGN • No account and no sign-in. • Your records are stored on your own device. The developer has no server and cannot see them. • No ads, no analytics, no tracking. • Nothing is sent without you: letters, messages and files open in a system sheet, and you send them. • Optional App Lock with Face ID, Touch ID or your passcode. • Export everything as one ZIP file, or erase everything, at any time. SUBSCRIPTION One Letmark Pro subscription unlocks all three modules on all your devices: US$19.99 a month or US$179.99 a year, each with a 14-day free trial for eligible new subscribers. Prices in other countries are set by the App Store. Payment is charged to your Apple Account. The subscription renews until you cancel it; you can cancel at any time in your Apple Account settings, at least 24 hours before the end of the current period. If your subscription ends, you keep read-only access to everything you created, and you can still export or erase it.
